TIP: Start With the Vulnerable Areas

You don’t have to climb your roof and risk injury when inspecting your roof. On a clear day, you can stand in your yard and use a pair of binoculars to check the condition of your roof. Start your inspection with the most vulnerable areas. These include valleys and other breaks on the roof plane, areas where the roof meets the sidewall or dormers, penetrations such as vent pipes and chimney stacks, and the drip edges installed along the roof edge. Take note of flashing and other pieces of metal that may have been knocked out of place.

TIP: Check for Signs of Rust

Rust is easy to spot on light-colored roofs. If the roof is installed using fasteners that puncture the outer roof, inspect these fasteners carefully. Other areas that could develop rust spots are roof edges and areas where flashing would normally be. Blistered and peeling outer coating or paint can also develop rust over time, which could lead to an unplanned residential roof replacement if not addressed in a timely manner.

TIP: Conduct Indoor Inspections

Always include your indoor spaces when conducting a roof inspection. Check every room for water stains and blisters on the ceiling and walls. Water stains are indicative of a roof leak and should be addressed by a professional as soon as possible. Continue your inspection by climbing the attic and checking for further signs of water intrusion, such as clumping insulation, more water stains and mold and mildew.
