Your Roof Is Over 30 Years Old – Asphalt shingle roofs have an expected life span of up to 20 years, maybe even 30, with proper care and maintenance. The Shingles Are Curling – On a clear day, conduct a visual inspection of your roof using a good pair of binoculars. Curling shingles, which can be easily seen if you have traditional three-tab shingles, are a clear sign that you will need a new roof. Shingles can either curl from the edges (cupping) or form a bubble shape in the middle (clawing), both signs of the outer layer coming loose from the backing material.
Some of the Shingles Are Loose or Missing – If the backing material is too old or weather-beaten, the shingle mats will start coming loose from the roofing nails and expose the underlayment. At this point you will need to look up residential roofing contractors as soon as possible. The longer your roof stays that way, the greater the chances of water penetration when it starts raining and the roof replacement costs will get more expensive. Plus, you also run the risk of extensive water damage if a heavy storm hits your area.
You’re Seeing a Lot of Granules in the Runoffs – Check the areas where rainwater flows from the downspout. A few granules in the runoff are normal. But if it looks like someone has dumped several cups of those granules in there, it means the granules or the roofing asphalt layer is coming loose. This is a definite sign that you need a new roof.
